Actually quite a lot more than you might at first think when you hear Chawton Hill, Chartered Surveyors.
The business is well into its late teens now, having been established in 2001 by Stephen Holmes and David Edwards, both Fellows of the Royal Institution of Chartered Surveyors. Whilst Building Projects & Building Surveys neatly describes the two areas of our operation, it’s the range of work within these may come as a surprise.
Firstly, Building Projects covers a wide spectrum of services, however we tend to focus on four industry categories, namely;
- Health mainly the Ambulance Service
- Professional Services such as Party Wall advice and Block Management and
- The Ecclesiastical sector including Quinquennial Inspections
We also colour code each on our website for ease of navigation 🙂
Within these four, we offer Existing Estate Services such as Schedules of Condition and Dilapidation’s, Insurance Claim Negotiations and Forward Maintenance Plans to New Project Services such as Design Consultancy, Contractor Tender Analysis and Project Management.
Over the last year or so we have been building up a list of service icons to make our service range more easily understood;
Residential property surveys. Chawton Hill only offers full Building Surveys or what used to be called Structural Surveys. RICS define three levels of survey types;
Level 1 – Home Condition Report (HCR). The RICS Condition Report describes the condition of the property, identifies any risks and potential legal issues and highlights any urgent defects. It uses simple ‘traffic light’ ratings to clearly identify the condition of the key elements of the property. Typically, the lowest priced of the surveys, it is aimed at conventional properties and newer homes.
Level 2 – HomeBuyer Report (HBR). This is most suitable for conventional properties which are in reasonable condition. The report gives you more detailed information and provides the choice of either a survey or a survey & valuation.
HomeBuyer Report (survey). Includes all the features of the RICS Condition Report. It also includes advice on defects that may affect the property with repairs, and ongoing maintenance advice.
HomeBuyer Report (survey & valuation). Includes all the features of the RICS Condition Report, plus a market valuation and insurance rebuild costs. It also includes advice on defects that may affect the value of the property with repairs, and ongoing maintenance advice.
Level 3 – RICS Building Survey. Essential for larger or older properties, or if you’re planning major works. The only survey type we offer providing you with an in-depth analysis of the property’s condition and includes advice on defects, repairs and maintenance options.
In 2017 we packaged our highly successful Building Survey service & offered it together with full administrative and insurance support to RICS surveyors outside of our core Surrey region. Interest was almost immediate and we can now offer the same level of 5 star Trustpilot service to homebuyers in Kent, Middlesex, Dorset & Suffolk, with active plans to expand operations to other counties in Southern England.
